Cut and Shoot got its name from a 1912 argument over a church building — the story goes the men decided to cut around the corner and shoot — and it's kept its independence since: an incorporated city of a few square miles surrounded by unincorporated acreage along Highway 105, FM 3083 and FM 1485 out to Grangerland, Security and the Caney Creek area. Homes here are on an acre or five, with a barn, a shop and often a second dwelling; a good share are manufactured homes; and the loblolly pines grow right up to the eaves.
Roofing here is practical. Metal is the default — R-panel on barns and shops, standing seam or R-panel on the house — because it sheds needles, takes limbs better than shingle and lasts through the heat. Manufactured homes get a metal roof-over system that fixes the sagging flat roof and the condensation for good. Manufactured-home roof-overs
A lot of east-county homes are manufactured homes with the original flat or low-pitch metal roof — the one that rumbles in rain, sweats in winter and leaks at the seams. A roof-over adds a pitched truss system and an insulated metal roof on top, ends the leaks and the condensation, and usually drops the summer cooling bill. Do you roof manufactured homes?

Does Cut and Shoot require a permit?
The City of Cut and Shoot has its own rules for the few square miles inside its limits; everything around it — Grangerland, Security, the FM 3083 and FM 1485 acreage — is unincorporated county with no residential building permit. We confirm the address.
A pine came through my roof. What now?
Get everyone out from under it; if a line is down, 911 and Entergy first. Then call us — any hour. We'll coordinate the tree removal, tarp the hole the same day, photograph it for your carrier and rebuild the decking and roof in daylight.
Metal or shingle out here?
Metal, most of the time. It sheds needles, handles limbs better, lasts twice as long in the heat and doesn't grow algae under the trees. A Class 4 shingle is the right answer where the HOA or the budget says shingle.
How much is a roof-over on a manufactured home?
Typically $9,000 to $16,000 for a double-wide in 2026, depending on the pitch and insulation you choose. A straight metal re-roof on a pitched manufactured roof runs $6,000 to $11,000.
