Metal roofing for Conroe lake houses, acreage homes and shops

Standing seam for the lake house, R-panel for the barn and the shop, stone-coated steel when you want the look without the drumming. Installed for 100-degree summers and quarter-size hail.

New standing-seam metal roof in dark bronze on a farmhouse-style home on a wooded acreage lot near Lake Conroe

Metal is the roof of choice on the acreage lots out FM 1484 and FM 3083, on the Lake Conroe waterfront, and on every barn, shop and RV cover in the county. There's a reason: a properly installed standing-seam roof lasts 40 to 60 years in Texas heat that kills a shingle in 20, reflects enough sun to knock 10 to 25 percent off summer cooling, sheds pine needles instead of catching them, and handles a 130-mph wind rating without a second thought.

We install three kinds. Standing seam — 24- or 26-gauge steel with a Kynar 500 finish and concealed clips, so there's no exposed fastener to back out or leak — is the premium residential roof and the one we put on lake houses and modern farmhouses. R-panel and PBR panel, the exposed-fastener profile you see on every Texas shop and barn, is the value option: strong, fast and about half the price of standing seam, with the trade-off that the screws' rubber washers need checking every ten years or so. Stone-coated steel (Decra, Unified Steel) looks like shingle or tile, is Class 4 impact-rated, and sits quietly in a hailstorm where bare metal rings.

One Texas-specific thing to know before you choose metal: many homeowner policies here now carry a cosmetic-damage exclusion for metal roofs, which means hail that dents the panels but doesn't cause a leak isn't covered. We'll tell you if your policy has one, and it's a reason some lake-house owners choose stone-coated steel or a heavier gauge. It's also why a metal roof on a Conroe home should be Class 4-rated whenever the profile allows.

What's included

Standing seam

24/26-gauge Galvalume steel, Kynar 500 finish, 1.5" or 2" mechanically seamed or snap-lock panels, concealed clips — no exposed fasteners on the field.

R-panel & PBR

26-gauge exposed-fastener panels for shops, barns, ranch houses and porch roofs — economical and fast.

Stone-coated steel

Decra and Unified Steel shingle- and tile-profile panels, Class 4 impact-rated, quiet in rain and hail.

Underlayment & venting

High-temp synthetic underlayment under every panel, ridge vent with closure strips, proper eave and rake trim.

Metal-over-shingle

Where the deck is sound, standing seam can go over one layer of shingles on purlins or a slip sheet — we'll tell you if yours qualifies.

Questions we get about metal roofing

How much does a metal roof cost in Conroe?

Standing seam runs $28,000 to $48,000 on a typical home in 2026 — about double a Class 4 shingle roof. R-panel runs $16,000 to $28,000, and stone-coated steel $30,000 to $45,000. Complex roofs with lots of hips and valleys push standing seam to the top of the range because every panel is custom-cut.

Is a metal roof loud in the rain?

Standing seam over a solid deck with underlayment and attic insulation is about as loud as a shingle roof — the 'tin roof' sound comes from open-framed barns with nothing under the panel. Stone-coated steel is quieter still. If you're sensitive to it, we'll take you to hear one.

Does hail dent metal roofs?

Large hail can dent bare steel panels, yes — and here's the Texas problem: many policies now exclude cosmetic damage on metal, so dents that don't leak aren't a claim. Stone-coated steel and heavier gauges resist it better. We'll check your policy language before you decide.

Will a metal roof lower my electric bill?

A light-color Kynar finish with a high solar reflectance typically reduces attic temperatures enough to cut summer cooling 10 to 25 percent, especially paired with a ridge vent and radiant barrier. Dark bronze and black still help compared with a black shingle, just less.

Can you put metal over my existing shingles?

Often, over one layer on a sound deck. It saves the tear-off cost and keeps the old roof as a secondary barrier. We won't do it over two layers, over soft decking, or where the old roof has active leaks — you'd be sealing a problem in.

How long will it last?

40 to 60 years for standing seam with a Kynar finish, 30 to 40 for R-panel with fastener maintenance, 40-plus for stone-coated steel. The paint warranties run 30 to 40 years against chalking and fading, which tells you what the manufacturers expect.
