Spring is a name that covers a lot of ground — the Harris County side around Old Town Spring and Klein, and the Montgomery County side that shares a ZIP code with Shenandoah and Oak Ridge North and stretches east along Rayford Road and Riley Fuzzel to the Grand Parkway. We work the Montgomery County side and the north edge of Harris: Imperial Oaks and the Meadows, Harmony, Spring Trails, Benders Landing and Benders Landing Estates, Canyon Gate at Legends Ranch, Woodson's Reserve and the Falls at Imperial Oaks, plus the older streets of Oak Ridge North and Shenandoah that went in with the interstate in the 1960s and '70s.
The roofs split by decade. Oak Ridge North and Shenandoah have small-lot ranch houses on their third roof, often with old turbine vents and no soffit intake. The Rayford corridor is 2000–2012 builder shingle at the end of its life — a lot of it replaced after the 2024 storms, a lot of it not yet. The newest sections have radiant-barrier decking and 30-year architectural shingle that's fine today and will take a hailstone like everything else here. Shenandoah and Oak Ridge North are their own cities with their own permit rules; Spring on the Montgomery side is unincorporated.

Permits south of The Woodlands
Shenandoah and Oak Ridge North are incorporated and each issues its own permits and has its own contractor registration; unincorporated Spring on the Montgomery County side has no residential building permits at all; the Harris County side of Spring is unincorporated Harris County, which also doesn't permit re-roofs. We confirm the address before we start so the paperwork matches. Most Spring subdivisions also have an HOA with shingle color standards — we bring the approved samples.

It's confusing on purpose: they share ZIP 77380 and 77386. Your county appraisal record says which taxing city, if any, you're in. It matters for permits and registrations, and we check it for you.
Does my HOA control my roof color?
Almost every Spring subdivision does. Imperial Oaks, Harmony, Benders Landing and the rest have architectural guidelines with approved shingle colors and, in some cases, a required application for material changes. We handle the submittal.
How much does a roof cost in Spring, TX?
$11,500 to $19,500 for architectural shingle and $13,500 to $23,000 for Class 4 impact-resistant on a typical 2,200–2,600 square-foot home in 2026. Two-story homes with steep pitches, which is most of the Rayford corridor, land in the upper half.
Was Spring hit by Beryl?
