Roof insurance claims in Conroe, documented the way Texas adjusters expect

We inspect, photograph and report the damage, meet your adjuster on the roof, and build the estimate to the scope your carrier approves. What we don't do is waive deductibles or promise a free roof — that's illegal in Texas, and it gets claims denied.

Filing a roof claim in Texas has gotten more complicated in the last few years. Carriers have moved many roofs from replacement-cost to actual-cash-value coverage or to roof payment schedules that pay less as the roof ages; wind-and-hail deductibles are now commonly one or two percent of the dwelling coverage — $4,000 to $8,000 on a typical Conroe home; and since 2019 it's a crime for a contractor to absorb that deductible. The result is that a claim done carelessly can leave you with a denied claim, a lien, or a roof you're paying more for than you would have out of pocket.

Our part of it is the roof. We inspect with chalk and a camera and give you a written damage report with slope-by-slope hit counts, photos of the soft metals that prove hail size, and a repair-or-replace opinion. If you file, we meet the adjuster on the roof — most Montgomery County adjusters are fair, and most missed items are missed because nobody was there to point at them. Then we build the estimate to the carrier's approved scope, in the same Xactimate line items the adjuster uses, so supplements for things they missed (drip edge, ice-and-water, code-required ventilation) are handled as supplements, not surprises.

Two things we won't do: negotiate your coverage — in Texas that's public adjusting, a separately licensed job, and we'll refer you to one if a claim is underpaid — and waive, absorb or rebate your deductible. Business & Commerce Code §27.02 makes that a Class B misdemeanor for the roofer, and your carrier can withhold the recoverable depreciation until you show proof you paid it. Anyone offering a "free roof" in a Conroe driveway is offering you a problem.

Should I file a claim for hail damage?

If a free inspection shows enough hits to meet your carrier's replacement threshold and the roof is worth more than your deductible plus any depreciation you'd lose, usually yes. If the damage is one slope on a 20-year-old roof under an ACV policy, sometimes the math says no. We'll show you the numbers before you call your agent — a claim that gets denied still goes on your CLUE report.

What's the difference between ACV and RCV?

Replacement cost value pays what a new roof costs, minus your deductible, with the depreciation released when the work is done. Actual cash value pays the depreciated value of your old roof — on a 15-year-old shingle roof that might be 40 percent of the replacement cost. A growing number of Texas policies have moved roofs to ACV or a payment schedule; it's on your declarations page and we'll find it with you.

Can you cover my deductible if I sign with you?

No, and please walk away from anyone who says yes. Texas Business & Commerce Code §27.02 makes it a crime for a contractor to waive or rebate a deductible, and insurers can require proof of payment before releasing depreciation. It also usually means the roofer plans to cut the same amount out of your roof.

What if the adjuster says it's not enough damage?

Ask for the adjuster's report and photos, then have us re-inspect against it. If we find damage the report missed, we document it and you can request a re-inspection. If the carrier still disagrees, a licensed Texas public adjuster or an appraisal under your policy are the next steps — we'll hand over our documentation and point you there.

Do I have to use the carrier's 'preferred' roofer?

No. In Texas you choose your contractor. The carrier's estimate is a scope and a price; any roofer can build to it, and a local one will be around when the warranty matters.

How long do I have to file after a storm in Texas?

Check the policy — most give one year from the date of loss, some less for wind and hail. Beryl was July 8, 2024 and the derecho May 16, 2024. Our inspection is free; the deadline isn't forgiving.
